Continuous Hinges _ Not Just For Aluminum Shopfront Doors






We are often called in by homeowners to find cost-effective solutions for door repairs.

Often a home owner may be trying to sell their property and an inspection reveals items that require to be fixed before a sale can take place.

The images below show a basement door on a 100+ year home, where the door butts up against the cinder block foundation wall. this door opens inward and as you can see, the top of the door hits the floor joist, not allowing the door to travel fully.

The home owner had attempted to simply replace the hinges, but their attempted repair failed because the wood in the frame was rotten and the screws wouldn't hold.

Typically in this situation, the recommended solution would be to replace the entire door and frame. that can be a costly endeavor, especially because many similar situations require custom made doors and frames, that are often quite dear.



 The first image shows the door detached from the frame at the bottom and you can see the top of the door is taller than the floor joist.
 the second image shows the external side of the same door.

You can see that the old door is in a state of disrepair and the hinge at the bottom has nothing to screw to.

We could have simply moved the hinge higher to a new location, but we couldn't be sure that the wood was not also rotten there too.

Our solution is a long term fix because the continuous hinge we installed (which is more often used to repair shopfront aluminum doors) comes with a 50 year warranty.
The completed installation of the continuous hinge, required us to cut about 4" from the top of the hinge.

The continuous hinge is screwed on like a typical piano hinge, in that it applies completely along the edge of the door and frame.

The correct installation of a continuous hinge ensures long term use. they are held to both door and frame using about 10 screws on each leaf. We installed it to the surface of the door and frame, which allowed us to screw into fresh (not rotten) wood.

The finished result looks great and the door works easily like it should.

Total time for repair ~2 hours.



Continuous hinges are not cheap. But quality products are often pricey and come with sometimes lifetime guarantees.

We continue to install increased quantities of continuous hinges to shopfront aluminum doors, where the top and/or bottom pivots wear quite quickly. A continuous hinge is the most cost-effective and simple repair method for many single door applications and the products are not limited to just shopfront aluminum applications.

Strikemaster II To The Rescue - Again

 This week, we were called to another Home Advisor door repair project for a client who experienced door frame failure.

The image to the right here, shows the Strikemaster II product installed to repair the busted door frame. This particular installation required me to check the entire 5' strike plate into the existing frame after removing the weather stripping.

The Strikemaster II used here is NOT the Strikemaster II Pro, which is the updated product. We used the older product because the door, on a house built in the 1960's, was a very tight fit in its opening and the clearance between the door and frame when closed was about 1/16th". The typical gap around the edges of a door within it's frame should be 1/8th". This allows for weathering or frame movement if the house settles.



The second image shows the trim moulding removed. We had some difficulty sourcing replacement moulding because the width of the required moulding was 1-3/4" wide. That size hasnt been produced since at least 1970. All door trim moulding found today is a minimum 2" wide. We managed to source a supplier who could rip a new piece of moulding to enable to install it to the 1-3/4" frame and allow for the trim to neatly fit inside the brick clad wall, without having to damage the existing clad brick.








And the final image shows the new moulding reattached to the frame, ready for painting.

Being that the average door and frame replacement cost in our local region is ~$1100 - $1500 commonly, using a Strikemaster II or the newer Strikemaster II Pro can cut repair costs and time down to less than $300 total.

Door Frame Repair - After Break In, Using Strikemaster II

We just completed another repair project on behalf of a property management company, where the tenant had been the victim of a burglary attempt where the door was kicked in and the frame failed.

We are not painters and advise our clients of such during the estimate phase. We are happy to perform the required repairs quickly and at the residents convenience.

Below you can see the "before" images and understand what we were about to encounter.

 This view is from the Garage side of the door we were to repair.

We advised the property manager that future painters would also be required to repair the walls and gaps around the exterior side of the frame.

Whomever had rehabbed this place, obviously decided to cut corners to save money (a common action of house flippers)


 You can see the damage to the interior trim, the location where the strike for the entrance set and deadbolt has completely been broken out. Also the paint on the inside wall was torn away in the attack.

This project type is one of our common project requests. Customers requiring to fix a broken door frame after suffering from door frame failure resulting from a kick-in attack.

When considering to repair or replace the entire door and frame, understanding that the average cost in the local market to supply and install a new door and frame can be ~$1100 - $1500 for a quality professional to install a standard door and frame, it becomes worthwhile to seek alternative solutions that reduce cost while upgrading the security of the location.

Comparing this to the before pictures shows the entire gaping hole left by the door kick-in (where the entrance set latch and deadbolt go), is now completely hidden.

You can still see the area that requires painting, another project for another tradesperson for another time.

Professional painter and decorators will first use caulk to seal the gaps between connecting pieces, Some painters will also remove the trim and paint the wall, then re-install the trim, creating more professional looking lines, that can then be caulked after the paint dries
This final image of the completed project shows a better view of the Strikemaster II. the unique patented product uses a 2 part process to create a "laminating" effect. Also the outer steel uses a lip designed to hook around the edge of the door frame. This lip is an integral part of the product design, because it increases the strength of the product when being attacked.

Strikemaster II also uses stainless steel screws about 3" long, that tie the product, through the flimsy thin frame, to the stud behind, effectively anchoring the new product and providing almost impenetrable strength.

Being 5' long and using 8-10 stainless steel screws, combined with the lip and the laminating effect, the product is very strong because a new attempt to kick-in the door will spread the weight applied by the kicking action across a wider surface.


It is unfortunately, all too common that a great many homeowners, property managers, residents and tenants just are not proactive enough to anticipate future events like door frame failure, by installing products like this in advance of an event. Perhaps purchasing new designer shoes is of greater importance than providing security protection for your family and colleagues.

Speaking to your local locksmith can provide you with some great knowledge and experience to effectively mitigate issues and events down the road.

This entire repair project cost about $300.00 and they could maintain their existing door and frame. Compare that to the average door and frame replacement cost, that does not apply similar door frame strengthening to prevent another kick-in attempt and you effectively spent almost a thousand dollars more without increasing security and protecting your family and possessions satisfactorily.

Tapplock, the darling startup that confused the market with their bluetooth keyless product in 2016, that we wrote about in November 2016 has been found wanting.

Despite the promise and with $320,000.00 in crowdfunding was delayed until September 2017, six months later than anticipated according to a report (see source).

You can see that this is an 8 or 10 lever high-security mortise (skeleton type key) product.

Stainless steel bolts with long throws sit inside an all-steel housing that is very very strong, almost to the point of bullet resistant.

One of the bolts is made from extra-hardened steel to prevent saw cut attack.












The Mettem 318 is a combination 3-point locking solution that offers conventional Euro pin tumbler cylinder control, meaning you can use your high-security restricted and patent controlled keyway cylinders, that you use in your commercial master key systems.

The tabs top and bottom (of the casing) connect to rods inside your door frame to enable top and bottom reinforcement.

Delaware To Update School And Institution Security Hardware Requirements To Overhauled Policy

Classroom Security has been becoming an alarming and increasing issue across North America in recent years, with the increasing numbers of armed intruders causing havoc to junior elementary (sub-primary), elementary (primary), junior high school and senior high school campuses, as well as a number of higher education colleges and universities.

Intruders, often bullied former students or disgruntled staff members, are fast becoming a major thorn to the security of our children while they are at school.

Delaware State House of Representatives, this week is currently debating and voting on a major policy change and update, aimed at increasing significantly, the security hardware and protocols at all the states schools, colleges and universities.

Many schools across the USA, already use quality door lock systems to secure doors, but many of the existing measures have been found wanting in recent times. This has caused much angst by parents and teachers, concerned with offering quality education to our children in safe, secure environments.

There are a great many products across the wider marketplace that already offer significant strength and security, but too few schools are bothering to spend the necessary investments to protect their faculty, staff and pupils.

There are many different brands of lock systems that provide increased strength and design, to better protect our children, including double cylinder lever entrance sets (called Classroom Locksets), including but not limited to Yale, Corbin, Schlage, Arrow, Assa, Abloy and many others.

Essentially, "a double cylinder classroom lockset functions like almost any other lever or knob entry set, except that it uses an internal keyed cylinder to enable the locking of the outside handle, while ensuring the inside handle remains unlocked and still easy to escape through, if required (maintaining life safety and International Building Code policies and rules)."

Some schools and institutions are spending millions of dollars to increase the security of their classrooms and entrances, but often they neglect to ensure that doors and windows include bullet resistant glass or resistant window films. Many seem to believe that the quality lockset and an alarm system will provide enough security to prevent an armed intruder from wreaking havoc through their schools.

Delaware are debating the inclusion of alarm systems, bullet proof accessories and double-keyed locksets.

In our 35+ years of locksmithery across the world, we have installed many locksets to school entrances and classrooms to increase the security of these doors.

In one case many years ago, one school decided to install double cylinder deadbolts to every door, as recommended by their security analyst and architect, before consulting with professional locksmiths, who are deliberately trained in physical hardware that complies with life safety, building codes, insurance requirements to protect would-be users of these rooms.
Our company was asked to install according to the plan and completed the request, against our better judgement, while warning the school officials that their desire was not legal. One week prior to the opening of the new school term, state and local inspectors came in to certify the school for opening, but when they saw the double cylinder locks fitted to all doors, they immediately failed the school because they did not comply with building and life safety codes.
Our company was once again called in to rectify the issues with new "approved" products that met or exceeded the codes, adding significant cost to the project. Our company worked overtime to complete the task prior to the school opening on time.

This reinforces the point that involving your local trained professional locksmith can and will augment your bottom line costs and save you considerable angst and compliance issues down the road.

Lockwood 303/355 Jemmy Proof Deadbolt Prevents Door Jamb Spreading - Thwarting One Of The Most Common Non-Destructive Door Bypass Techniques

The Lockwood 303/355 range of surface/rim mounted deadbolt locks offers a unique security product that effectively connects your door and frame together, preventing a common door bypass technique known as frame spreading.

You may have heard or seen an old product that has been around for many years known as the Segal Jimmy Proof Deadbolt.

The product has been loved for over a hundred years by many dwellers for its simplicity and its security.

The Jimmy Proof deadlock uses two pins that drop vertically through a two ringed strike plate, physically attaching the door to the frame/jamb. The lock usually holds to the door with 6 screws, 2 for the outer cylinder and four for the body of the deadlock.

The product pictured here is the Australian Lockwood 303/355 Claw Bolt Rim Deadlock, that uses 2 screws though the inside plate assembly to attach to the external key cylinder and a further 4 screws to attach the plate to the door. It also uses additional side mounted screws to attach the deadlock body to the internal plate.

The strike plate consists of a two part unit, with two hardened metal rings and a cover plate that are attached with 3 long screws anchoring the strike to the jamb. The separation of the two parts on the strike adds a laminating effect which further increases the strength of the application.

We also include an image of the Bilock Extreme Security Rim Cylinder, which can be used externally to provide 100% Bump Proof and virtually Pick Proof external keyed access.

The product is a highly sought after incredibly strong deadlock that increases your security tremendously. Not especially beautiful, but available in Satin Nickel or Mahogany Brown, if you dont mind having a large deadbolt on your door, you can rest assured that the security is second to none, worldwide.

Other manufacturers over the years have produced similar products, like Yale and Abloy. The Abloy SuperStopper version was a Black Steel Super-Hardened Body with Stainless Steel Turn Button and Stainless Steel Strike Plate. It was quite expensive and saw few sales in it's time before being discontinued. I have installed both the Lockwood version and the Abloy version during my career. I have also installed the Yale and the Segal a few times too.

If you use hinge pins to secure the hinge side of your door (which will prevent a would be intruder from pulling your door off by simply removing the hinge pins) and a Lockwood 303/355 Jemmy Proof Rim Deadlock, you can rest assured that your door will continue to be physically attached to the door jamb and will provide significantly increased security for your dwelling

Window Security Film - Reduces Casualties In Recent Spate Of Bombings In NYC

We have written about a security product called Shattergard, that we make available to discerning customers, a number of times in the last few years and now we read with interest about windows in NYC that use shatter proof glass and how effective they were in preventing widespread injuries in the recent bomb blasts that rocked the city.

In the article (in the source below - now since removed) the authors hold that since 9/11, New York City "elders" decided that one way to reduce potential injuries while at the same time reducing the smash and grab crimes of opportunity, was to invest in shatterproof glass and/or products like Shattergard.

Bilock Deadbolt And Strikemaster II Prevent Break In Attempt

Even us locksmiths are sometimes preyed upon by nefarious people.

I arrived home just now, from running a service call, to find this picture of my lockbox smashed open.

Luckily there was no key inside.

I also saw a boot mark on the door, where they might have attempted to kick-in the door. About 3 years ago, I installed one of my Strikemaster II door frame protectors to this door frame and apparently it has performed it's task perfectly.

The Bilock deadbolt prevented picking or bumping and the Strikemaster II prevented the frame from being destroyed.

No losses occurred except for the one elcheapo lockbox.


So.....this is one of the reasons we continue to sing the virtues of the products we sell and recommend.
We choose to practise what we preach. If it's good enough for our select customers, it is also good enough for us too.

Robbers Kick In Door Of St. Louis Home, Shoot Man

A June 19, 2015 article in the St Louis Post Dispatch tells about a homeowner in North St Louis County who was shot by intruders after they kicked down the front door.

Luckily the homeowner survived the brutal attack.

According to the article, the robbers were looking for guns and money.



This story highlights the need for better door protection products, purposely designed to thwart door frame failure.

We have been offering the fabulous Strikemaster II Pro Door Frame protection and repair product for almost 5 years now and have installed a significant number to doors after the door frame has already been damaged. We have sold and installed the product to concerned homeowners who proactively want to protect their homes and families with so far, no reported failures of the product.

We originally talked about the Strikemaster II Pro in this article back in December 2009.

One instance that comes to mind was when a customer called me on Thanksgiving 2010 after her front entrance was broken down by the fire department answering a smoke detector alarm call. She had left some soup on her stove turned down to low, to keep warm while she darted out to the shop. Smoke from the stove got into the smoke detector signalling the fire department who attended very quickly and broke down the door. Because she had a $4000 door, she was quoted by multiple contractors significantly expensive prices to replace her door and frame, however no one was able to come out for a week. She got on to me through the Home Advisor network and I contacted her immediately, informed her about the Strikemaster II product, sent her to the product video on my website (in the above link), estimated the paltry cost and waited for her return call. She called back 15 minutes later and booked me for the next day. We attended the site, installed the Strikemaster II, which completely repaired her existing frame and covered all the damage, without having to replace her door and frame. Needless to say she was very pleased.

We are currently out of stock of the product, with new supplies expected in the next week.

Lockwood 002 L Rim Mounted Deadlatch With Lever Handle

This is the Lockwood 002 L deadlatch. It is a very sought for product by users demanding top quality physical security protection on entry doors. It is especially common for commercial doors like fire escapes because it is held to the door with 4-6 steel screws and the strike plate is also very secure. Options include steel frame strike plates, open in strike plates, open out strike plates, mechanical digital entry interfaces, medium/high security key cylinders.
